A remarkable 71+ acre hilltop property offering expansive valley views, exceptional privacy and a rare combination of a classic farmhouse, beautifully maintained two-story barn, productive fields, forest, streams, and more than 350 rare lilacs, all just minutes from Cooperstown and Cherry Valley.
The five-bedroom, two-bath farmhouse offers original hardwood floors, a huge screened-in porch, first-floor bedroom and full bath, and large mudroom/utility room. Significant improvements include a replaced foundation with the home lifted to create additional basement space, roof approximately four years old, rebuilt chimney, rebuilt/replaced septic system, newer well pump, water filtration system, new generator, and new power poles installed in 2026. With much of the major infrastructure updated, the home is ready for its next owner to add their personal cosmetic touches.
Meticulously maintained fields, gardens, woods and driveways extend throughout the property, with established roads providing foot or ATV access to forest and streams. Productive hay fields offer income potential, while portions of the property have been managed for decades in collaboration with the USDA Natural Resources Conservation Service to support ground-nesting bird habitat.
The impressive two-story barn features replacement support beams and a roof approximately three years old. The acreage and infrastructure are well suited for horses, homesteading, a hobby farm or small agricultural operation.
More than 350 rare lilacs and numerous fruit trees create an extraordinary landscape that changes beautifully with the seasons. Located on quiet Roscoe Jones Road among rolling hills, historic homes and barns, the property includes acreage on both sides of the road, adding privacy and helping preserve the rural setting.
Carefully stewarded and maintained over many years, this exceptional property combines acreage, views, privacy, productive land and proximity to Cooperstown. A rare opportunity to enjoy country living, room to roam, and a truly special property to call your own.
