Our Proposal

This is our preliminary proposal that has been introduced to the town of Sullivan planning board.
Our goal is to create 29 building lots in total. We are working closely with engineers and all prospective agencies including the planning board to create these sites. We are conscious of all of the necessary precautions that will need to take place including all storm water run off and anticipate we will need to create a storm water retention pond located near the existing federal wetland located in the north east corner of the site. This will ensure that none of the existing homes in the community will receive any negative impact from rain water due to the development of these sites.
The average lot size is over .40 acres in size, ranging from 78' - 80' in width and all lots having over 200' of depth. Homes to be built would have a minimum of a 60' set back from the road to ensure adequate driveways to accommodate parking and site lines.
Our plan is to tap into the existing main sewer line that runs parallel to the site. An easement has already been created on the neighboring property to do so. The lateral would run up the center of the site in an easement created if any necessary maintainance should need to be preformed.
Water mains would be brought in on both Black Point Rd and Wilson Point Rd from State Route 31 to serve all of the homes to be built with no less than 3 fire hydrants on each street.
Electric, Gas and Communication lines would be brought down each street from State Route 31 as an underground service.
These sites are being created to build single family homes. There will be no allowance for single wides, trailer homes, camp style homes or temporary dwellings. All will require inground foundations and normal construction procedures. We are currently in discussions with 3 different, local home builders to take part in providing the finished homes to the community. In doing so, we can assume there will be a positive economical impact to the local community. Having several local builders involved with this project can ensure that we can avoid the "cookie cutter" aesthetics that many people dislike.
There are no plans to have an HOA, however we do anticipate having an architectural committee in place to approve all home designs and colors. This will help keep anything too "out of character" of surrounding homes from being constructed. We see the existing neighborhood and lakefront properties as a wonderful community and only look to enhance it. We feel that the traffic impact would be minimal as new members to the neighborhood would have no reason to drive past any of the current homes in the community.
